The Basics:
We enter your home into the MLS system as quickly as possible, usually within hours. Why? Sometimes timing is everything! We utilize the MLS system completely by entering all room sizes, entering all amenities, and giving a marketing oriented description of the home. We enter 12 pictures into the MLS system that WE take; 50% of all agents have the MLS take the picture (which sometimes takes weeks!) and they only one gets put into the MLS system. More pictures means more exposure. Many people only look at listings if there are pictures, and the more the better. And every home gets a virtual tour! Its the little things that make a big difference.
Advanced marketing:
Every home we list for sale gets a virtual tour with multiple scenes. This virtual tour is put on all websites that will accept it. We print only color flyers and make sure that the flyer box is always full! We call back all of the agents that show the home for feedback. This forces them to remember your home over all of the others that they saw and often brings out helpful hints as to what can be done to enhance the saleability of the home.
Every home we list gets put on our website, yahoo.com, homeadvisor.com, iown.com, realtor.com, and all of the affiliated Century21 websites (over 400 total!) Plus, any realtor website, like ours, that has an IDX feed that allows the consumer to search the mls (most do) has access to your home in their searches. That is thousands of chances for your home to be seen across the country and across the world.
Cool new marketing that very few agents do:
We have a premium subscription to Realtor.com which does the following: The home is listed as a showcase home! It gets up to a 2500 character description instead of a few simple lines! It get up to 25 pictures and a virtual tour! All of these make the homes we list really stand out! We also advertise in print every home we list every month (always in Century21 Magazine and Showcase of Homes). Big deal you say? What makes us different is that we assign an extension off of our 800 number to your home. On that extension we talk about the home and give information such as price, amenities, size, etc. When we advertise, we have a picture of the home, its general location (ie. "Northwest" etc.), and size, number of bedrooms, and bathrooms. Then we put "recorded info - 24 hours 1-888-809-7273 id #----". People are much more willing to call a recording for information than an agent that lists a home. We get paged as soon as the call is made with the persons phone number. We can then call them back and talk to them directly about your home. This allows us to talk to a much larger pool of buyers about your home than would normally call on an ad (with this sytem we get 75-125 calls per month, normal ads get 10-15). Now that is powerful stuff!
